When you interview buyer agents, it shouldn’t feel awkward, intimidating or unnecessary — but for many homebuyers, it does. For years, buyers were told they didn’t need to worry much about who their agent was because “the seller pays anyway.” That mindset led to rushed hires, mismatched representation and expensive mistakes.

Today’s buyers are operating under new rules that require earlier, more intentional decisions about representation and compensation. That shift makes it even more important for buyers to interview buyer agents, not just adopt the first agent who comes recommended.

This article expands on the video above and walks through five strategic questions that reveal far more than surface-level charm or sales talk. These aren’t generic internet questions. These questions are designed to expose red flags, clarify fit, and help buyers identify an agent who can actually protect their interests.

Why buyers should interview more than one agent

One of the most common mistakes buyers make is hiring the first agent they talk to — or worse, not interviewing anyone at all — just jumping in without setting expectations.

Interview Buyer Agents With These 5 Questions

1. Have you ever been fired by a client?

This question goes straight to work style and accountability.

Being fired doesn’t automatically disqualify an agent — but it does warrant follow-up. It takes a lot for a buyer to sever a working relationship mid-transaction. How an agent explains this situation can reveal defensiveness, blame-shifting or a lack of self-awareness.

You don’t find this question on other interview lists on the web. Lean on my background as an experienced buyer agent who wants you to succeed.

❌ Red Flag: An agent who dismisses the question or refuses to answer transparently.

2. How will you decide which properties I see?

This is a deliberate trick question.

The correct answer is simple: the buyer decides.

Agents should forward all properties that meet the buyer’s stated criteria and allow the buyer to choose what to tour. Any agent who suggests filtering homes based on their own judgment — especially price — is overstepping.

❌ Red Flag: Agents who talk about “protecting your time” by limiting options or steering you toward certain price points.

3. How do you stay updated on the local market?

Notice this is a how question, not a yes-or-no question.

Competent buyer agents can describe:

As a follow-up, buyers should ask whether their target neighborhood is currently a buyer’s or seller’s market. If the agent can’t answer this question, that’s a serious problem — because market type directly affects pricing and negotiation strategy.

4. What are your views on dual agency?

Buyers should be cautious of any agent who minimizes or endorses dual agency.

Even when legal, dual agency limits advocacy and creates unavoidable conflicts of interest. An agent who treats it casually may not prioritize buyer protection when it matters most.

5. How will you make my offers stand out?

Strong offers aren’t just about price.

Buyers need agents who understand:
